AI infrastructure provider WhiteFiber announced on November 3, 2026 that its wholly owned subsidiary Enovum Data Centers Corp. had completed the $60 million cash acquisition of two industrial properties in Yadkin County, North Carolina, which it intends to retrofit as the NC-2 and NC-3 data center campuses.

Together, the properties cover approximately 120 acres and contain 500,000 square feet of existing warehouse space, about 55 miles from WhiteFiber’s NC-1 campus in Madison. WhiteFiber expects them to provide a combined minimum of 60 MW of initial gross utility capacity, with the potential to support up to approximately 200 MW within seven years after closing. That larger capacity remains subject to confirmation and power availability. The retrofit plan draws on the company’s development experience and operating capabilities in the region.

Customer Demand And Development Conditions

Prospective customers have submitted non-binding letters of intent covering capacity at NC-2 and NC-3 and expansion capacity at NC-1. These include proposals from investment-grade counterparties and proposals carrying investment-grade credit support, with advanced discussions underway across the opportunities.

The seller will continue occupying parts of the properties under occupancy and partial leaseback arrangements. WhiteFiber expects those arrangements to offset some property carrying costs while it advances its development plans.

The transaction was first announced as a definitive agreement on August 17, 2026, with the same cash price and closing then expected in the fourth quarter of 2026. That announcement targeted initial ready-for-service capacity in the third quarter of 2027. WhiteFiber is now targeting late 2027, subject to customary development conditions, with development spending expected to align with definitive customer agreements and financing.

NC-1 Commissioning And Financing

At NC-1, problems commissioning switchgear interrupted service and billing in the initial 20 MW IT data hall. The campus’s ramp to full contracted run-rate billing consequently moved beyond the previously anticipated August timeframe. WhiteFiber reported that approximately 35 MW of the contracted 40 MW IT deployment is operational, while work continues to bring the remaining 5 MW online.

The company has substantially completed the capital investment required for NC-1’s initial contracted deployment and expects total development costs to remain within the original budget. Financing for that deployment remains under discussion with the previously disclosed prospective lending group. Documentation and closing requirements are still outstanding, and completion of the financing is not assured.

Chief Executive Officer Sam Tabar said the priority is converting customer demand into long-term contracts and developing capacity with the appropriate customer and financing commitments in place. WhiteFiber will report its third-quarter 2026 financial results on November 10, 2026 and provide further financial and operating updates then.

The purchase adds physical development capacity, but the larger build-out remains conditional on customer contracts, financing and power availability. Across the new sites and NC-1, the central execution task is turning contracted or prospective demand into operating, billable AI infrastructure.
